We are a full service property management company. Our management fee is 10% of the collected rent per month. We charge half of the first full month rent as procurement fee with a minimum of twelve month or longer leases.

Marketing
Our experienced marketing team focuses on marketing your home the most possible tenants. Our online marketing plan puts your home on major real estate networks, such as Trulia, Zillow, and Realtor.com. As the owner, you do not have to follow up on online leads, respond to emails or phone calls from tenants, or be available for showings of your home. We also place your home in the CENTRAL GA MLS (Multiple Listing Service) to generate exposure through a network of top-notch online portals and show the listings to all real estate agents in the Central Georgia area. Through these networks, your home will be available online for thousands of tenants and agents to view. However, only licensed real estate agents, including licensed Richardson Free Realty Property Managers and Leasing Specialists are able to show your home. Local marketing includes placing a yard sign in your yard to attract local drive-by traffic and word-of-mouth advertising.
Credit, Eviction & Background Screening
Our applicant placement criteria depends on many factors. Applications from tenants are followed up with an extensive applicant screening process, including:
- Credit report check
- Sex offender background check
- Previous eviction checks
- Verification of employment, rental, and income history
Property Inspections
We have guidelines and rules that need to be followed by all tenants when moving in and out of your home. We will take care of all procedures and communicate the progress with you. Richardson Free Realty will place deposits into our escrow account, inspect the property with the tenant during move-in and move-out, handle repairs, tenants communication, and all other aspects of property management. We take care of everything and direct deposit your monthly rent payment minus our fees and your rental home repair costs into your account.
We also schedule renewal inspections with the tenant prior to lease renewal. This gives us an opportunity to check with the tenant if any repairs are needed and assess the condition of the home.
Repairs & Maintenance
Tenants can request repairs online through our website using our convenient maintenance request form. Repairs can also be scheduled by phone. Our team of highly skilled professional will schedule the repairs, provide estimates, and perform the repairs to the highest possible standards. When requested, we do obtain competitive bids on repair projects that exceed regular amounts.
We use the professional property management software to provide you with detailed monthly statements showing your income and expenses as well as all applicable fees. We also provide year end summary statements for all of our home owners to make your tax preparation simple and easy. We will contact you accordingly to gain permission to perform the repairs. Your monthly rent income may be deposited via ACH into your account or a paper check can be mailed depending on your preference.
